Developer tackles Nigeria’s housing gap with new estates


Gafford Property and Homes Limited has unveiled plans to deliver 232 housing units across Lagos and Ogun states, marking its transition into full-scale property development as demand for residential property continues to rise.

The Managing Director and Chief Executive Officer of the company, Gbadebo Olamerun, disclosed the expansion during the company’s Client Appreciation and Award Night, stating that the move reflects a strategic shift from land sales to structured housing developments designed to provide long-term value for investors and homeowners.

The projects comprise 100 four-bedroom bungalows at Elerangbe in Ibeju-Lekki, 32 housing units at Abraham Adesanya in Lagos, and another 100 bungalows at Iro Town, Papalanto, Ogun State.

The combined 232 units are positioned along the fast-growing Lagos–Ogun corridor, an area experiencing rapid infrastructure expansion and population growth.

According to the Federal Mortgage Bank of Nigeria Indeed, Nigeria faces a housing deficit estimated at over 17 million units, with industry analysts estimating that approximately 700,000 new homes are required annually to bridge the gap, but supply continues to fall short of that benchmark.

Lagos accounts for a significant share of unmet demand, driven by urbanisation, inward migration and rising middle-income housing needs.

Meanwhile, recent data from the National Bureau of Statistics indicates that real estate remains a key contributor to Nigeria’s GDP, supported largely by private sector-led developments and infrastructure growth in emerging corridors such as Ibeju-Lekki.

Olamerun said the company’s achievements were made possible through collaboration with clients, realtors, staff and host communities, adding that the shift into structured estate development would strengthen its market position. He assured stakeholders of improved operational systems, enhanced accountability and better project delivery timelines in the coming year.

The event also underscored community engagement efforts, with the presence of Oba Musiliu Olipede, the Olu of Orile Itori Oke Egba Land.

Awards were presented to outstanding realtors, team leads and staff across various performance categories, with top performers recognised for production volume and new business generation. The highlight of the evening was the presentation of a car award to a top-performing realtor, reinforcing management’s emphasis on measurable results and performance-driven growth.
